Lady Bird Deed. Grantor owns property, does not live there, consequently property tax rate is high. If he Deeds to his son with Quit Claim deed reserving the usual language used in a Lady Bird Deed will he be allowed to claim the homestead exemption? I put the right to a life estate language in a separate paragraph in the deed. I believe it has worked in the past, butt he situation was different. Thanks, PP
